The tender for the Government Land Sale (GLS) site at Bernam Street has closed attracting 4 bids. The top bid of $440.9 million for One Bernam came from Chinese developer Hao Yuan Investment. The price reflects a land cost of $1,463 psf ppr.
Vesta SG Residences Pte and Vesta Sg Comm Pte Ltd submitted the second-highest bid at 405 million while Laguna Garden Limited and Far East Commercial Trustee Pte Ltd coming third with a bid of 373.3 million. Also participating was a partnership by Coli (Singapore) Pte Ltd and CSC Land Group (Singapore) Pte Ltd with a bid of 343.3 million.
The upcoming One Bernam, 柏南华庭 enjoys a maximum gross floor area (GFA) of around 301,403 sq ft and can yield up to 325 residential units featuring commercial spaces on the first floor.
According to the bid price of $440.9 million, the breakeven price for One Bernam is estimated to be approximately $2,100 psf and a selling price of about $2,430 psf taking into consideration a 15% profit margin.
